1. What CanIBuildHere is

CanIBuildHere (a trading name of Roveagh Labs Limited) is an automated public-data red-flag screening tool. It queries publicly available spatial datasets (zoning maps, flood indicators, ecology and heritage designations, planning application records, appeal context, administrative boundaries, roads, development-plan policy text, official planning documents where retrievable, and environmental data) and presents the results in plain English. Roveagh Labs Limited is registered in Ireland (Company No: 820095).

CanIBuildHere is not:

  • A professional planning report or opinion
  • Legal advice or a solicitor's opinion
  • A planning decision or permission
  • A replacement for a pre-planning consultation
  • A replacement for a planner, architect, engineer, or solicitor
  • A Section 5 declaration or referral
  • A guarantee that planning permission will be granted or refused

2. What you are buying

When you purchase a report, you are buying the report tier and level of detail shown at checkout for one location and one proposed project type. The report aggregates publicly available planning data and presents it in a readable format.

You must provide a working delivery email immediately before payment. We use it to send the PDF and secure online-report link. If you lose the original tab or email, you can request fresh access links through the accountless report-recovery page.

Supported screening types can include one-off homes, extensions or garages, housing development, general site potential, conversion or change of use, and new or altered access. The report applies different wording and checks according to the selected project, but does not assess a completed design.

The report is generated from public datasets including local authority development plans, national spatial data (including OPW, NPWS, GSI, EPA, Tailte Eireann, NIAH, and National Monuments Service datasets), planning application records, mapped ACP/ABP case records, and OpenStreetMap. Data coverage varies by county and may not be complete for all areas.

3. Badges, platforms and agent context

CanIBuildHere badges are lightweight public-data status labels. They do not mean that a site is approved, guaranteed buildable, planning compliant, or free from risk.

A single canonical site-check ID may be used across agent websites, brochures, QR codes, Daft, MyHome, and other placements. Report freshness is global, but native badge entitlement is platform-specific. A refresh by one platform does not automatically grant another platform the right to show a refreshed native badge unless that placement is active, paid, or otherwise covered by an entitlement.

Agents may add context or decide whether to publish a listing pack, but agent-provided context does not override the CanIBuildHere calculated risk score.

Where eligible checked-site listings are configured with a free report entitlement, buyers can request a FREE Site Report. By requesting a free report, you consent to connect with the listing agent/agency. The contact details you provide (Name, Email, Phone Number) will be shared with the listing agent or trade organization so they can follow up on your property interest.

4. No professional advice

CanIBuildHere is automated public-data red-flag screening only. It is not professional planning, legal or property advice, and it gives no guarantee of planning permission. The information presented is for early-stage screening purposes only. You should always consult qualified professionals before making decisions about property purchases, planning applications, or construction projects.

5. Data accuracy and limitations

CanIBuildHere uses publicly available data which may be incomplete, outdated, or inaccurate. We do not guarantee:

  • That all relevant planning constraints have been identified
  • That the data is current or reflects recent plan variations
  • That zoning or constraint boundaries are drawn with survey-grade accuracy
  • That nearby planning application records are complete
  • That an address, pin or locality match proves a planning case belongs to the selected property
  • That automated PDF text extraction or OCR has read every document correctly
  • That a statement by an applicant, observer or appellant is an established fact
  • That mapped boundaries, entrances or roads establish title, ownership or a right of way
  • That the report covers every factor a planning authority would consider

Coverage and data quality vary by local authority area. Some counties have more complete spatial data than others.

The service classifies planning records as selected-property, wider-landholding, adjoining or nearby context using the available spatial and documentary evidence. Nearby or adjoining cases are not represented as planning history of the selected property unless there is a sufficient matching basis.

6. Limitation of liability

To the maximum extent permitted by Irish law, our total liability for any claim arising from your use of the service is limited to the amount you paid for the report.

We shall not be liable for any indirect, incidental, or consequential damages including but not limited to: loss of property value, failed planning applications, wasted professional fees, or decisions made in reliance on the report.

7. Digital content and cancellation

Under the Consumer Rights Act 2022 (Ireland), your report is digital content. By proceeding to payment and accepting these terms, you acknowledge that:

  • The report is generated and delivered immediately after payment
  • You consent to immediate delivery of the digital content
  • You acknowledge that you lose your right of withdrawal once the digital content has been delivered

If the report cannot be generated due to a technical error on our side, you will receive a full refund.

8. Acceptable use

You agree not to:

  • Use CanIBuildHere for bulk data harvesting or scraping
  • Redistribute reports commercially without permission
  • Misrepresent a report as professional planning advice
  • Use the service to contact or harass property owners
  • Circumvent rate limiting or access controls

9. Share links, notes and team credits

Share links provide access to the report while sharing is enabled. Anyone who receives the link may be able to view the report, so you are responsible for who receives it and for avoiding sensitive personal notes. Share access may be disabled for security, expiry, account or service reasons.

Trade credits and subscriptions are account or team entitlements, not cash balances. Package size, billing period, renewal, cancellation and any expiry terms are shown at purchase. Unless a consumer multi-report bundle is expressly offered at checkout, each consumer payment covers the single report described there.

10. Changes to these terms

We may update these terms from time to time. Material changes will be communicated via the website. Continued use of the service after changes constitutes acceptance of the updated terms.

11. Governing law

These terms are governed by and construed in accordance with the laws of Ireland. Any disputes shall be subject to the exclusive jurisdiction of the Irish courts.
